NEW YORK–(BUSINESS WIRE)–Kroll Bond Rating Agency (KBRA) is pleased to announce the assignment of preliminary ratings to 20 classes of Benchmark 2020-B20, a $903.5 million CMBS conduit transaction collateralized by 34 commercial mortgage loans secured by 89 properties.
The collateral properties are located throughout 32 MSAs, the largest three of which are New York (20.6%), San Jose (15.9%), and Las Vegas (7.7%). The pool has exposure to all of the major property types, with two types representing more than 15.0% of the pool balance: office (51.2%) and mixed-use (20.6%). The loans have principal balances ranging from $2.3 million to $74.9 million for the largest loan in the pool, Moffett Place – Building 6 (8.3%), which is secured by a 314,352 sf, Class-A LEED Gold certified office building located within Silicon Valley in Sunnyvale, California. The five largest loans, which also include MGM Grand & Mandalay Bay (7.7%), 120 Wall Street (7.7%), 4 West 58th Street (6.9%), and Northern Trust Office (4.5%), represent 35.2% of the initial pool balance, while the top 10 loans represent 55.7%.
KBRA’s analysis of the transaction incorporated our multi-borrower rating process that begins with our analysts’ evaluation of the underlying collateral properties’ financial and operating performance, which determine KBRA’s estimate of sustainable net cash flow (KNCF) and KBRA value using our U.S. CMBS Property Evaluation Methodology. On an aggregate basis, KNCF was 10.8% less than the issuer cash flow. KBRA capitalization rates were applied to each asset’s KNCF to derive values that were, on an aggregate basis, 43.7% less than third party appraisal values. The pool has an in-trust KLTV of 96.8% and an all-in KLTV of 108.0%. The model deploys rent and occupancy stresses, probability of default regressions, and loss given default calculations to determine losses for each collateral loan that are then used to assign our credit ratings.
